Fully Integrated to Control Every Aspect of the Investment
Crimson manages every aspect of its transactions - from acquisition, through development and liquidation - in order to ensure the highest performance of the asset and highest return to investors. Crimson performs its own value-added services, which often include major construction, usage changes, re-tenanting or ground-up construction.
We are a team of investment professionals, construction professionals and leasing/management specialists. We do not rely on outside brokers or consultants to make decisions for us. We do it ourselves, working diligently and carefully to make our investors money. Period.
Alignment with our Investors
Projects are financed by a combination of personal equity from the Crimson principals and joint venture equity providers, and debt. We use appropriate debt levels on each investment property in order to take advantage of favorable interest rates and increase investor returns.
Additionally, Investment Managers are compensated only though success fees as a carried interest, no hidden fees or commissions. The Crimson Funds are different -- our integrity and incentive structure means our investment managers work harder than anyone else for our investors

Crimson's key differentiators include our expertise in sophisticated financial analysis as well as the ability to source exceptional opportunities, irrespective of market conditions.
Our goal is to preserve and grow the capital of our private investors. We do this by seeking out the most attractive real estate projects that carry a reasonable amount of risk.
Crimson’s specialty is buying buildings in highly sought-after neighborhoods of greater Los Angeles and San Francisco, with valuations between $2 million and $20 million. Crimson focuses on middle-income, fully-developed, infill neighborhoods with relatively high barriers to new supply.
Crimson has particular expertise managing rent-controlled properties, which many investors avoid. Opportunity in target properties comes from under-managed properties that have deferred maintenance and the potential of rapid turn-over of apartment units through legal evictions, stringent management, and rising rents from renovation.
