At Crimson, we seek to acquire attractively-priced multifamily assets in lower-risk markets, such as the economically-diverse, high-population cities of California.
We seek out redevelopment opportunities in geographically constrained areas, then renovate, re-tenant or develop commercial or multifamily properties in order to unleash their greatest potential value. Through our specialized syndications or our broader private funds, our acquisition targets range from garden-style apartments in Los Angeles, to condominium buildings in San Francisco, to single-family homes from foreclosure auction. What the properties have in common is a strong location in a world-class city, incorrect valuation due to poor management or financial distress, and our vision for improvement and increase in value.
This strategy has produced superior returns over the past decade, as the population of the Western and Southern United States continue to expand and migration from Mexico and baby-boomer weather migration cause continuing population growth.
Historical Returns
The Management Team of the Crimson Funds has been providing exceptional investor returns on development and redevelopment projects since 1993. Average returns to investors for all liquidated properties has been 42%. Income-producing projects that have not been liquidated usually follow a business plan of high improvement followed by a refinancing out of investor capital but continuing to hold the property.
